I'm looking at European stocks to buy. Most of the depreciation of the EUR is now behind up. Stocks are cheap. France tel has a 14% yield (but its witholding is egregious, given it's a socialist state).

I worked on e54th/lex for many years and walked lunch time daily to e47th(2nd/3rd)...
thru tons of presidential visits and big UN shindigs. rarely an issue. problem if driving or cabbing...not walking.

I've moved some clothes... and had furniture delivered. Then I put it together (Gotta love Ikea). I'm happy about my neighborhood (other than having to walk too far to get groceries) and my roommates are awesome.

There's a Pathmark at the end of 12th St. south of 2nd Ave. It has a parking lot but of course that doesn't matter if you don't have a car. Lowe's next door (with much better bathrooms if you happen to need one before walking back up the hill).

I'm realizing that I'm on borrowed time with the Slopey's current diversion of streaming Cake Boss on netflix. At some point, benson is going to tell me how awful that show is in terms of Italian-American stereotyping. And he'd be right. Nonetheless, the cakes are amazing and the show can be funy in a corny, predictable way.

We just watched episode 4. Usually the show starts with Buddy, the bakery owner, complaining about how busy he is, followed by some yelling back and forth amongst him and the staff. Then someone comes in with an absurdly demanding cake order, afrter which Buddy frets "what am I gonna do?" Episode 4, however, the crazy cake order is not for retired firefighters or a kids' easter egg hunt, but for, um, a social club (the show takes place in Hoboken). These two seemingly made guys right out of central casting want a cake like an entire roulette table -- wheel, green felt, chips, etc. and it's gotta spin and look accurate -- for their annual "man of the year" party and want to make sure the honoree is happy with it. Buddy is visibly uncomfortable, doesn't want to work with these guys but can't find a way out. He asks, what did your "man of the year" do to get the award? Answer: "A little of this, a little of that He's the boss. . . . If you can't help me out here, it's gonna put me in a difficult situation." Buddy slumps in his chair and agrees to do the cake. No one says the word mob or mafia etc., but whenever you see the two guys there's fake godfather theme music playing quietly in the background. At the very end, after the honoree is happy with the cake and Buddy relaxes and talks about how great the week was, he ends with "and best of all, I didn't get whacked." Awful, but I fell of my chair laughing. Sorry, benson.

Well, it's good to have a reminder of what a urinal looks like when you're at a steak house. A lot of guys who patronize them seem to forget halfway through dinner and can't find one when they go to the men's room, if my experience at ben Benson's was at all indicative.

I ranted to my case worker there that Meg Whitman was supposed to streamline operations but I still had to wait until an entire box was Fed Exed to me when I already have 3 boxes w/ the packing & they could've just emailed labels. This is the 4th refurb & the stupid unit is still under original warranty!!

He's basically another Paul Krugman, running cover for the President's wrong headed economic policies and using their "nobel prizes" for gravitas.

I was listing to the Article (Podcast) about the psychology of 'Group Think', I thought about the whole Brownstoner thing. Now I understand how it's works in fact I'm not upset anymore. The whole group will hold on to ideas even if it's destructive.

CGar, it took a ton of work to get them 2 trays of brownies so I ain't looking to lose them easily. I ain't some clueless fanatic who'll bet for his whole team regardless. I thought Rangers were the better team in all those series and boasted of their eventual victories. I like the Devils but I can't overlook fact that Kings have been the best team in the playoffs.

Our girl cat is on a limited ingredient venison diet at the moment. Inflammatory bowel -- you have to rotate the proteins from time to time. Oddly, the brand is "Dick Van Patten's Natural Balance." When I order cans from NYCPET and they ask if I want a whole case, it's all I can do not to say, "no thanks, eight is enough." Of course, no one working there would get the reference.

yeah, m4l, I'd be happy with any outcome except Heat victory. Implications of a Heat victory is superstar free agent arms race. Implication of the others is about building and playing together as a cohesive team. I've learned that there's an Offering Plan to take Cadman Towers out of M-L. this would result in serious upside to the units, even after having to pay the building a 40% flip tax but the downside is that the CCs are likely to go up quite a bit if it is no longer M-L. I need to do more work on this for someone.

Hello.
Dave, I just met with my RE agent who will be selling my Shore Road apartment. The Bay Ridge market, especially for one bedrooms, is not stellar. Because the pre-war art deco building IS and because I face the water I should be able to sell it rather quickly provided my asking isn't stupid. I bought it in 1997, so 15 years ago. Assuming a conservative sale price,, I"ll make off with 3.5 x my investment after agent/flip/closing fees. My question is: How did I do? I guess compared to other methods of investing.

Well above the S&P 500, Partridge. S&P is up about 30 % since 1/1/1998. But 1997 was a low for the market so the exact timing of the date makes a big difference.. Congrats

benson.....most real estate has gone up 3-5x since 1997. My Manhattan condo did, my house in Philly has. Real estate has far outperformed the stock market over that time frame. Whatever the details of her costs, she's done much better than the 30% +/- in the market since that time frame. let's not nit pick

partridge, I bought my house on Carroll Street in late 1996, when the area was still considered fringe (cue Pete in 3-2-1 . . . ). I couldn't buy a studio for that today. I'm going to side with the What here, and say that you are sounding like a shill now. While there is no doubt that some real estate sub-markets have done very well, almost all studies show that RE price appreciation always reverts to the rate of inflation over a 10-20 year period, whereas the stock market beats inflation by usually 3%. As for the performance of the RE market since 1997: correct me if I'm wrong, but this country has just gone through a huge implosion of the housing market, and one-third of the folks in this country wth a mortgage are underwater.

Finally, to say that I'm nit-picking to consider the carrying charges of RE sounds like a talking point from the National Association of Realtors.

Yes, regarded as part of the opportunity costs and expenses, which is what makes calculating real estate gains more difficult. So if you could have rented for $550 a month (likely more) you did make out on the property.

I had a totally craptastic day at work.
Another group fucked up big time, creating a major pain in the ass for me.

On the topic of real estate, NYC real estate appreciation over the last 15 or so years is probably a better return than RE anywhere else in the country.
Without looking at any data, my guess is that nationwide, purchasing a house in 1998 and selling now would have been close to inflation and much less than the S&P500, before any other costs are considered.

many real estate articles are 'rent vs. buy'........so perhaps that is how she could have phrased it. In her case most likely, far far better that she bought vs. rented. Something that wasn't intended to be an investment turned into one.

To be technical, around 10 people have "edit" rights and another 10 or so have "author" rights.
The people with edit rights are pretty much the first group of people I knew who signed up here.
Only myself and cgar have admin rights.

ilovestoops, I created a Food forum but as CGar mentioned, the forums are 99.9% spam.
I am pretty sure that you have author rights, meaning you can create a new main post any time you want to.

Eva, of course, you could say that. Back in the day, I would never have discussed politics here or else I would have alienated my friends on both the left on the right. As you recall, for me, it was Hillary or NO ONE, lol. But, among the discussions, I try and avoid here are political discussions. I also thought it interesting that most of Boerum Hill was included with Brooklyn Heights, and not South Brooklyn.
All of Downtown Brooklyn was also lumped with Brooklyn Heights, as was the part of Fort Green between the park and Flatbush.

What a fine mess I got dibs into with my question. Thank you all for your detailed analysis of my investment return. I was sorta looking for: "Yeah, you did just fine and on par with others for the time period."

New subject: Why is it that a shot of novocaine impedes ones ability to speak normally? Seems like our memory receptors should be able to counter the numbness. We have plenty of practice speaking. Do we really need to feel our way though the experience?

Yeah Pete, but the packing list (nh) for Tajikistan makes it clear I'll be living in the ghetto this summer, ie bring flashlight bc electricity will be sporadic and you'll need to find your way back home, bring enough Pepto-Bismal to last the entire summer to counteract food poisoning.

CGar, PartridgeDog is a 12 lb, tan and white furry sweetheart of a pooch. Adopted from North Shore 14 years ago at the age of approximately one year. She has unusually large and expressive ears. Some say she can fly. I have never witnessed that. She looks exactly like a Miniature Portuguese Podengo however because the breed is so rare here, I suspect she is a mix that simply resembles the breed. She has never played at a dog run before. She rarely has contact with other dogs while off leash. We can set up a meeting with Sam and Max, (and LegionDog if he travels). She'll probably like them fine.

oooh can i bring my dog to the dog run too? i havent been to a dog run with him in YEARS. I used to bring him before he was socialized, to the run in thompkins square park. One night he started humping some bitch and im like omg im sorry to the owners and they were like ah, let them have their fun lol. My dog might be a deadbeat dad! After a few weeks of taking him to that park I noticed were getting the stink eye from a LOT of the run regulars. We eventually were chased out of the park. A lot of the dogs used to start shit with Duke, he would for the most part just mind his own business and these yuppie dogs would come up to him and pick fights, and their owners would pick fights with me. The whole scene was truly bizarre and cheesy. Me and roommate put 50 bux in an envelope for our regular dog walker this evening. Duke LOVES her and she's so good with him. She's an african american woman who dresses like a moonface lol. And yes, she was the one who took a dump in my bathroom! Maybe she was just marking her territory!?

When my grandmother died, I found that my she was the second wife of my grandfather (who died in 1947 when my mother was 4), and that my mother had a half-sister named Beverly who she had long since lost touch with. I found Beverly's info on ancestry.com; but my long-lost aunt died in 1993. The internet tells me that her executor was a woman I'm pretty sure was her niece, so I probably don't have any long-lost cousins.

It's pretty creepy how much info is out there!

If SC felt like the third world, Rob, it's because you've never actually been to the third world. But yes, Tajikistan is very third world - don't drink the water, electricity will go out all the time, you will get food poisoning, etc. I'm not at all terrified.

I'm also totally not liking this sort of aura of retardedness I've built up over the years. There are a number of people (not necessarily on this board, but in real life) who I totally believe think i'm "special" in a mentally handicapped kind of way, as in like being able to just tie my shoes in the morning type of thing. :-/ The problem with people thinking you might be retarded is that it's an uphill battle and near impossible to show that you're not retarded. I'm tired of pats on the head for doing things most people could do blindfolded.

I usually take the time to read through that annual report that you all got in the mail last week,
the New York City 2011 Drinking Water Supply and Quality Report.
It details all the efforts that the DEP is involved in with regards to protecting our water supply.
That's no joke when you consider that entire civilizations die out without adequate water supply.
Humans can go for maybe 7 days without water. Maximum.
Food? Pffffftttttttttttt, you could probably live without food for 1 month. Americans probably longer since we're all getting overweight.

Anyway,if you look at page 11 there's a chart titled Microbial Parameters that lists the amount of positive samples of dirty bacteria found in our water.
Looks like they had 45 contaminated samples out of 9944 last year which is ehhhh in my book.
That's for naturally occurring dirty bacteria, like if you drank from Lechacal's beaver infested lake.

The good news is that there were no samples with human bacteria in them out 9944 samples taken.
So we've got that going for us here in NYC.

Legion, my mom uses some antibiotic when she goes to China - I'm picking up a supply from her tomorrow. I don't know what it is but will let you know. Anyway, bottled water is available so you just wind up buying a lot of it. As for food, there are some restaurants which are known to be fine for Westerners, and some street food is ok - but don't eat unwashed fruit, or even washed fruit (what use is it to wash it in water you can't drink?). So maybe Arkady would like the non-vegetarian diet there.

For some reason there is an Ecuadorian restaurant in the capital city, which is worth trying just because it's absurd that there would be such a restaurant in Tajikistan.

I drink tap water straight from the bathroom with my hands. (I know that's so gross.. but it's not like my hands arent clean) I LOVE LOVE LOVE LOVE bathroom tap water. Why does it taste so much better than kitchen water btw?! Ive always wondered that. I find it also better tasting than bottled water. The water down in south carolina from the tap, tasted a little off... I didn't get sick from it or anything. Also the water down there tasted and felt thinner (if that makes any sense). Less viscous!?

Oh, no doubt! Except I havent been a butterfly in 6 1/2 years. I've been a watercress for the last 6 1/2. The good thing is that people change every 7 years and when I turn 36 in eight months I will become something else, hopefully better than a f'ing watercress, which has SUCKED. I usually don't know what I will become in each 7 year cycle until the first full moon before my birthday. Rob, I've never met you, so all I have to base my opinion of you is on what you say here. That said, you appear to be pretty bright. You seem to have a very quick wit, and when you are serious, you can carry yourself in well in all conversations. So.... cut the act, let people see you for who you are, not the boy inside the 35 year old body. Its OK to act like a kid sometimes, but if you want people to perceive you differently, let the real you come out. Don't always to for the jugular when you are called out on something, speak your mind, but do it in a mature way.

...yeah, that's "soft" water,
we've got "hard" water here in NYC and that doesn't mean it's got Viagra in it or anything,
just means it has a high mineral content.
If you go to Pennsylvania you notice that the water smells like a rat got caught in the water main,
that's high sulfur content.
The Carolinas probably have that same problem.

I remember as a kid tap water in cape cod tasting gross. I used to get shipped there in summer to my grandmother's youngest brothers house until my cousin and his friends started complaining I was gay and didn't want me around anymore. I told some girl I met I was bi. (LOL) I guess she decided to tell everyone. Or perhaps it was because my grandparents shipped me there for THREE weeks every summer and didn't give me any spending money. I had to work for spending money in my grandmother's brother's hot dog stand on the side of a highway. Some would call that child abuse. Actually it wasn't so bad at all and I kinda enjoyed it most of the time.

Lol, no. It's different for every person. (I assume). So yeah, chances are you were never a water cress. Tho LOL @ you being Baby Corn. I can't say for CERTAIN, but I believe it might change every three cycles, but since I don't know what I was three cycles ago I can't be certain other than that I am not a vegetable, before I was an insect, and before that an animal. Person I will be an animal again this time. Or a mineral! It's love to be Topaz or Jade but I am not getting my hopes up.

Yes, it has to be developed film
and you should always check briefly before looking at the Sun directly.
Hold the film up then glance quickly to make sure you can look at it for a longer period.
Never look at the Sun directly without some sort of filter.

Just wrapping up work now and still need to get home. I got to work at 7:30 am. Has it already been more than a week since vacation?

I was talking to an old Vermont farmer this weekend. Made me want to farm, run the sawmill, do pretty much anything up there. You can respect yourself when you farm. I think I'm smarter than everyone but that's TOTALLY different from respecting yourself.
